Originally a 1980’s office building, this building is now in the process of conversion into a Mercure Hotel. An extensively reworked interior, new facade and external additions to regularize its forms within the buildings 100% Seismic NES rating.
As an original developer office building the project has provided a challenge to the design team by requiring they add floors and floor area while retaining all existing structure in order to preserve its 100% NES rating. This included strict weight limits and finite opportunities to penetrate structure to accommodate piped services. The main facade allows only limited depth and weight loading in which to reclad requiring careful facade detailing. 96 rooms are achieved set above street retail / restaurant and bar. The final result will add to the urban street context and provides a classic solution to its enduring hospitality use.
