This 116-home development is set on a large vacant lot in central Warkworth, one of the fastest-growing communities on Auckland’s northern fringe. Positioned at the intersection of rural heritage and coastal character, the site sits above the Mahurangi River, enjoying expansive views across the Warkworth town centre to rural surroundings beyond.
Context & Character
The wider Warkworth area has a rich and varied built landscape, with a historic town centre, traditional suburban homes, rural buildings, coastal homes and baches, and remnants of an iconic cement works. This development draws on this varied context to inform its design. It bridges the gap between suburban living and the area’s rural-coastal identity.
Design Response
Designed for traditional suburban family life, the homes are a mix of 2 and 3-storey dwellings arranged to work with the site’s steep and irregular topography. Each home features 3–4 bedrooms, work from home space, internal-access garages, and a minimum of two on-site parking spaces. A wide variety of typologies allows the development to cater to diverse needs while responding to individual site conditions.
A majority of the homes benefit from long-range views—either to the east or over natural stream corridors that are to be restored and planted as part of the ecological rehabilitation strategy.
Site Strategy & Access
The site’s complexity, characterised by significant gradient and active waterways, necessitated a carefully considered circulation network. A mix of public roads, jointly owned access lots (JOALs), and pedestrian walkways provides connectivity, ensuring all homes are accessible and well-integrated with the existing surroundings.
Pedestrian Connectivity
The development emphasises walkability, with pedestrian routes threading through the site. These dedicated pedestrian walkways connect to nearby schools, parks, sporting facilities, and the town centre —supporting active transport and fostering a strong link with the surrounding community.
Sustainability & Landscape
Ecological restoration is a core component of the project. Stream edges will be revegetated to stabilise banks and enhance biodiversity, creating green corridors that improve both amenity and environmental outcomes for future residents.
